What is proposed by Cameron Homes?
Homes
The proposal includes the construction of 60 homes, of which 30% affordable are proposed to be delivered as affordable homes, ranging in size to meet the needs of first-time buyers, couples, families and older persons.
The housing mix includes a range of detached, semi-detached properties and terraced properties, including the provision of bungalows. It is intended that the proposed development would provide a range of open market and affordable properties, ranging between 1 and 4 beds.
Each property will have its own designated off-street parking in line with the relevant standards and a proportion of the proposed dwellings will also incorporate garages. All homes will be built to the national space and accessibility standards, and designed to be energy efficient.
Access
It is proposed to access the site via a new priority T-junction onto Wolverhampton Road.
There is an opportunity to provide a footpath and cycle link to Wolverhampton Road, with dropped kerbs to provide easy access to existing bus stops.
The 30mph speed limit is proposed to be extended further south west along Wolverhampton Road to ensure highway safety.
Any application will be supported by a Transport Assessment to consider highway capacity and safety, and a Travel Plan to encourage active travel (walking and cycling).
Open Space
Publicly accessible open space is wrapped around the eastern, western and southern boundaries.
Open space provision will include a locally equipped area of play, overlooked by proposed homes to provide natural surveillance, and additional soft landscaping and planting, including new habitats to support biodiversity.
All trees and hedgerows will be retained wherever possible and there will be new tree and hedgerow planting throughout the new development.
Drainage
Any application would be supported by a Flood Risk Assessment (FRA) and drainage strategy.
The development proposal would seek to utilise Sustainable Drainage Systems (SuDS) in developing the most appropriate drainage strategy for the site, including the provision of two attenuation ponds at the western boundary of the site, positioned on either side of the site access.
Local Infrastructure
Subject to discussions with the Local Planning Authority, on site provision and/or financial contributions may be provided towards local infrastructure to mitigate any impact of the development. These contributions will be secured through a legal agreement. Any on site infrastructure or off-site financial contributions will be finalised through a future planning application following discussion with South Staffordshire District Council and other infrastructure providers, including Staffordshire County Council (highways and education) and the Integrated Care Board (health provision).
